About Charlotte

Charlotte has over 15 years’ experience in property related disputes acting for developers, registered providers, building owners, asset managers and private clients.

She advises on the full range of contentious property issues with a particular expertise in issues relating to property development including vacant possession strategies, rights of light, party walls, restrictive covenants, access rights and other easements. She regularly advises on high value contractual development disputes including in relation to development, joint venture, overage and option agreements. Charlotte regularly advises on pre-acquisition risk assessments and strategies as well as in litigation and alternative dispute resolution.

Charlotte also advises on contentious landlord and tenant issues including issues arising from long residential leases, such as service charges and unauthorised alterations, and all aspects of commercial asset management including opposed and unopposed lease renewals, break options, rent reviews, breaches of leasehold covenants, tenant insolvency and applications for consent to assign and underlet.

Charlotte also advises on professional negligence claims arising from property related matters.

Recent Experience

  • Advising a developer on rights of light issues arising from their proposed development, negotiating the release of rights of light with neighbouring owners and drafting and completing deeds documenting the release
  • Acting for a real estate investor in relation to all aspects of the management of their commercial property portfolio including the recovery of rent and issues arising from tenant insolvency
  • Advising a developer in respect of the vacant possession strategy for a large-scale supermarket development and terminating numerous tenancies as part of this strategy
  • Acting for a developer in relation to a potential claim in the Upper Tribunal (Lands Chamber) for compensation (payable under a Deed of Grant) resulting from the existence of overhead electricity cables which prevented the development of the land
  • Acting for a house builder in relation to their alleged unauthorised use of a surface water drain
