Ruby joined Winckworths in 2017 and is ranked as a leading individual in Legal 500 2024 and Chambers 2024. She has specialised in Social Housing charging for over 30 years at Clifford Chance and WS, having acted on the first LSVTs in the sector and subsequent valuation uplifts, following the repeal of S133 restrictions, and brings her knowledge to the Social Housing charging team. She acts for both funders and borrowers (including retail and investment banks and G15 RPs) to effectively charge security for transactions involving bonds, private placements, warehousing for trustees, loans, ISDAs and pension funds. She is also a Real Estate Finance specialist, having worked on a wide range of property assets including PFI hospital transactions, nursing home securitisations, energy from waste projects, refinancing hotels and commercial offices, BTR charging, trustee work on debenture stock issues, charging charitable assets and taking ecclesiastical security.

RP Property charging for various bond issues and private placements, and REF security work for both lenders and borrowers including:
- M&G Trustee Company Limited-Numerous RP specific, unallocated and numerical apportionment charging exercises including OHG’s £150m private placement, LiveWest £250m EMTN bond, various sub-charges for 30 year RP bond structures, and large portfolios of properties of unallocated charging with Optivo, Chelmer, Cross Keys, Midland Heart , and Incommunities
- Charging to insurance companies and pension fund trustees including Lancashire County Council Pension Board lending through a bond to Heylo
- VIVID and their £150m Private Placement with US investors
- NHG and Swan Housing on financing BTR properties granted through an innovative structure whereby long leases are granted to LINQ Housing, an entity where RPs buy shares and transfer properties , (although they continue to manage these) supporting volume delivery through an efficient capital and funding mechanism
- MUFG property charging to support their loans and their role as arranger for capital market issuances
- Lloyds Bank plc on their real estate panel charging commercial property and social housing panel charging RP units for various projects including numerical apportionments for bonds, securing further advances following numerous amendment agreements, and uplift work
- Longhurst Group on their various £250m bond and tap issuances
- Various Cathedrals charging their properties for pension funds and banks
- Greenham Trust (a charity) charging their 100 unit business park to Aberdeen to secure £30m
