Since early 2020, many employees have had to work away from the office. The practice of working fully remotely has evolved into a hybrid working model and this transition has spelled a period of change for the workplace and the wider office market.
Andrew Kinsey, real estate lawyer at Winckworth Sherwood, says safety considerations are now top of the list for many businesses. “Tenants are now saying, ‘tell me about the air conditioning in the building’ and ‘how often do you change the airflow?’,” says Kinsey.
“Social distancing means we’re seeing tenants saying they want more space. So we’ll probably end up with companies taking roughly the same amount of space but occupying it differently.”
