About Liam

Liam represents registered providers on a broad range of housing management issues, including (inter alia) nuisance and anti-social behaviour, possession claims, disrepair claims, demotion claims, committal applications, succession, abandonment, trespass, death of tenant(s), and rent arrears.

Liam’s recent work includes:

  • Advising a registered provider on a multi-million pound disrepair and breach of lease claim affecting over 250 tenants and leaseholders;
  • Obtaining a possession order against a trespasser following a refused succession application and defeating a challenge to the lawfulness of the RPs discretionary succession policy;
  • Obtaining an outright possession order against a Rent Act tenant who’s hoarding represented a severe fire risk to neighbouring residents;
  • Successfully applying to strike out a counter-claim for disability discrimination where there were clearly no merits;
  • Defeating an application for committal brought against 20 directors and board members of a G15 RP as a result of an alleged false statement of truth;
  • Defeating a series of EPA prosecutions and disrepair claims brought by tenants against RPs and obtaining significant costs orders against the tenants;
  • Successfully applying for a committal order against a tenant who had breached a civil injunction order in excess of sixteen times, the tenant in question was sentenced to a six week immediate custodial sentence;
  • Successfully defending a claim brought against an RP for nuisance arising out of an alleged Japanese knotweed infestation;
  • Acting for the landlord in the landmark Court of Appeal decision in Rakusen v Jepsen [2021] EWCA Civ 1150

In recent years Liam and his growing team have built an outstanding portfolio of housing management cases that are being heard at all levels of the judiciary: from the County Court through to the Supreme Court and in the FTT and Upper Tribunal (Lands Chamber). The housing management team is the first port of call for advice for several G15 clients and the work they are carrying out has had wide impacts on the housing sector as a whole.
