The Masterplanner de-risks development for its delivery partners – whether house builders, RPs, BTR operators or the local authority and commercial operators. They facilitate an ‘oven ready’ parcel with planning and infrastructure in place. Importantly they create a sense of place for development to come forward at scale and at pace. But how does the Masterplanner manage its own risks in terms of site acquisition and partnerships, securing funding for infrastructure and planning?
At Winckworth Sherwood we have worked with a number of Masterplanners to navigate these challenges to enable delivery by a variety of partners whilst managing the framework for long term stewardship. This requires a clear understanding of the importance of place and shared responsibility, whilst embedding flexibility into the planning and legal documentation to ensure that plans can adapt to changing markets and remain viable. This is crystal clear on major projects where delivery will take place over a number of years and sometimes decades.

- MADE Partnership LLP (a joint venture between Barratt Redrow Lloyds Bank and Homes England) – advising on Godley Green, Tameside and Handforth, Cheshire.
- Peel Holdings – advising on Liverpool Waters a project set to deliver 15.000 new homes, jobs and infrastructure.
- Vauxhall Nine Elms – advising Wandsworth Borough Council as the local planning authority on the delivery of development in the opportunity area which will deliver up to 20,000 new homes, supporting infrastructure including two new tube stations, a district heat network and affordable housing.
