Rafal joined Winckworth Sherwood’s Private Developer team in 2025, bringing with him a wealth of experience from a leading UK national law firm, where he specialised in residential development.

He advises on a broad range of residential and commercial property matters, including acquisitions, disposals, and strategic land transactions. Rafal has particular interest in option agreements, promotion agreements, and development agreements. He acts for national housebuilders, regional and SME developers, and landowners, offering clear, commercially focused advice that helps clients identify and overcome potential legal and development constraints. Rafal also supports clients with development and conveyancing matters such as site acquisitions and disposals, deeds of easement, and utility agreements to secure access and infrastructure rights.

Outside of the office, Rafal enjoys travelling and exploring different cultures. He is a passionate amateur chef with a focus on Asian cuisine—his signature dish is ramen. He also stays active through football, running, and fitness classes, and regularly participates in charitable initiatives.

Recent experience

• Assisted a consortium of landowners in the sale of a multi-million-pound development site to a PLC housebuilder under a conditional contract. The transaction included complex overage provisions, secured by a legal charge in favour of the clients to protect future uplift in land value.
• Advised a PLC developer on the negotiation and completion of a range of infrastructure agreements, licence agreements, and deeds of easement to facilitate site development, access, and utility provision.
